This report will examine the sales of homes in the Charlottesville golf community of Old Trail during May.

May 2011 average list price $507,157.
May 2012 average list price $502,972.

May 2011 average sale price $536,911.
May 2012 average sale price $520,833.

May 2011 median sold price $494,700.
May 2012 median sold price $562,132.

May 2011 %sold/list 105.86%.
May 2012 %sold/list 103,55%.

1/1/2011 – 5/30/2011, 11 Old Trail homes sold.
1/1/2012 – 5/30/2012, 17 Old Trail homes sold.

There are some positive things going on in the figures for the Old Trail neighborhood real estate market.  It is great to see how much home sales are up for the year over all.  As you drive into Old Trail you will immediately become aware that there is a lot of construction going on and we can see that those homes are selling.  We also see that homes are selling on average above list price.  This is not unusual with new construction.  Often proposed new home are listed at a base price, but they can actually end up selling higher due to upgrades requested by the purchaser.
