When should I put my Charlottesville golf community home on the market?

One of the questions that I have been asked most frequently is whether a seller should wait until spring to put their Charlottesville golf course home on the market.  Many home owners do not want to deal with the inconvenience of having their home listed during the holidays.  And particularly if they are keeping it ready to be shown at a moments notice when there are not any buyers out there anyway.  Makes perfect sense.  Right?

In the past we have always thought of the real estate market as dying right before Thanksgiving and not really picking up until the spring.  If your home was not already on the market, you would be counseled to wait until March to bring it on.  However, I am not so sure that is what I would advise anymore.  We may have a “new normal”.  Last year I saw a great increase in buyer activity starting about two weeks before Christmas and continuing throughout the winter.  This year I  stayed busy through the Thanksgiving holiday and business has been steadily picking up throughout December.  I think whether it will continue on throughout the winter may be somewhat weather dependent.  If we have a lot of snow, everything may come to a standstill.

One thing that holds true no matter what the level of activity is that buyers who are looking at Charlottesville homes over the holidays tend to be serious, otherwise they would be Christmas shopping, not shopping for a home.  From a seller’s viewpoint, in the spring there will be more buyers out there, but there will also be more homes on the market in competition with your home.  Plus with more homes to look at many buyers can get overwhelmed and take longer to make a decision.  They may have the mindset that there will always be a better home coming on the market.

In conclusion, if you are thinking about putting your Charlottesville golf community home on the market, now may be the perfect time.  And if you are real good Santa might bring you the best present of all…a buyer for your golf course home.
